This landmark project involved both Landlord and Tenant Representation as a spec build property with a build to suit anchor tenant. Wayne was successful in bringing the parties together to develop an 80, 000 SF, Class A office building and help the Landlord realize its' vision for this mixed-use site in the heart of Winnipeg, 311 Portage Avenue, CentrePoint.

The Avenue on Portage revives two historic commercial buildings from the turn of the century, located one block West of Winnipeg's famous corner, Portage and Main. Once major retail destinations in the city, the Avenue and Hample Buildings experienced slow decline, becoming blights to the street and downtown.

In 2010, Wayne assisted clients Mark and Rick Hofer to purchase the site and develop the derelict properties into 75 rental apartments (73,000 SFT) and 22,500 SFT of commercial space. The project was completed in 2012 with a budget of $10.8 million and brought life back to the Portage Avenue streetscape.
